One of the requirements of the demerger of Investec Asset Management from Investec Group was a physical separation. A lease was signed for part of the 1st floor of Dorey Court in St Peter’s Port, with stunning views across the sea to the islands of Herm and Sark.

We were asked to project manage the fit-out of the space, and after a fact finding visit to Guernsey in March 2019, we commenced work alongside Savills, who were appointed as our Guernsey based Contract Administrator.

The project involving finalising a detailed budget, tendering for a suitable contractor, mapping out a time critical programme, securing appropriate permissions from the landlord and local authorities and chairing weekly meetings with IAM’s IT workstream leads and Guernsey stakeholders.

The design of the office layout and furniture schedule was detailed by Burtt-Jones & Brewer, and the main contractor was AFM.

One of the main challenges was the installation and connection of two high capacity internet fibres between Guernsey and London, as the timetable was very tight and telecom companies are not known for speedy response times.

Another was the direct procurement of some key pieces of furniture, predominately from Italian manufacturers including Molteni & C, Brunner and Moroso, and the subsequent co-ordination of one large container being shipped from London to Guernsey. The latter was well managed by Office Blueprint who also sourced the desks and other furniture items.

The fit-out commenced mid-April and was completed on time, just 10 weeks later. The result was a beautifully spacious office, simplistic yet elegant, and an enviable place to work.
